The property was purchased for $1,100,000.00 in a transaction with Ocean National Bank that involved two other properties totaling $1,800,000.00. The Seller was represented by Andrew Peterson of The Petersons. Bob Edwards of Ocean National was the Lending officer. The 20,000 sf Class A building was originally built as the administrative headquarters for the Peterborough Savings Bank in 1987. While host to several professional service businesses, the property is partially vacant. Cosmetic upgrades and marketing are the immediate goals to bring this multi-tenant building to full occupancy. Income Property Edge has proven the ability to quickly turnaround residential and commercial properties suffering from deferred maintenance and poor management. Last Thursday night, I stopped by 87 Sunapee Street for a Newport Chamber of Commerce "business after hours" event. New owner Kevin Steinbach, from Henniker, has renovated the building into a multi-tenant facility with office space with common areas like a conference room to be shared by tenants. Having this office space available will be an asset for the community as small and/or new businesses will have a place to locate their operations. I remember when I tried to take our own business to other cities. Although my initiative did not work, I found that multi-tenant offices with shared equipment and common areas was the most efficient and economical way to set up a new operation. Representative Harry Gale (Sunapee), through his real estate firm, is the leasing agent. My belief is that facilities like this that help people start or keep businesses going will be an economic development generator. And an older building in town has been renovated and put to a good use."
